APPROVAL OF FINDINGS, CONCLUSIONS AND ORDER LU 05-0052, a request by Mary Jo Avery V. PUBLIC HEARING LU 05-0007, a request by Matrix Development for approval of the following: 1. Modifications of the 1998 Comprehensive Plan Map and Zone Map amendments [PA 2-98/ZC 4-98]: • Exhibit 1 (diagram of the open space and development area) established the general outline of the open space area on the site, and; • The type of housing on the site was limited to “for sale” town homes only. The proposed modifications would: • Substitute the Exhibit 1 open space Concept Plan with a new open space plan that is based on a proposed Resource Conservation District (RC) delineation and RC Protection Area Determination, pursuant to LOC 50.16.035 through 50.16.060. • Expand the requirement to develop “for sale” town homes by including the development of zero lot line dwellings. 2. A Development Review Permit for: • A 32-lot residential planned development. • A Resource Protection Area (RP) delineation. • A Resource Conservation area (RC) delineation • A Resource Conservation Protection Area determination 3. Approval to remove approximately 117 trees to accommodate the project. The project is located at Northwest corner of the Oakridge Road and Quarry Drive intersection (Tax Lots 100, 200, 300, 400 and 500 of Tax Map 21E07DA). The staff coordinator is Paul Espe, Associate Planner. This hearing has been continued from the October 3, 2005, Development Review Commission meeting for deliberation purposes only (request was made to leave written record open for 7 days following first evidentiary hearing; no additional public testimony scheduled). (OVER) LU 05-0038, a request by Dreambuilder Homes, LLC, for approval of a 15-lot single-family residential planned development and the removal of 24 trees. The project is located at 17935, 17975, and 18055 Pilkington Road (Tax Lots 500, 501, and 600 of Tax Map 2 1E 18CA). The staff coordinator is Jessica Sarver, Associate Planner. VI.
