Common Elements
Each alternative utilizes structured parking integral to the buildings and the potential for on-street parking. No surface parking lots have been assumed.
Each alternative illustrates the Willamette Steps at B Street. Additional steps and formal district entries could be developed at C and D Streets.
Roofs of all structured parking could be developed as interior courtyard space for the buildings or with "green roof" treatments.
Specific design treatments for internal streets are not illustrated but no treatment from traditional to "woonerf' is precluded.
Building envelopes are intended to provide assumptions about the number or residential units possible and square footage of commercial/office/retail space. This
will allow testing of development scenarios for traffic and financial analysis and to give an overall sketch of possible density and intensity of uses characteristics.
Exact shapes and designs of buildings, including exterior materials, are not addressed. Typical building costs and sales or lease prices will be assumed in order to
do financial analysis in the next task of the project.
Parking per unit/square footage, number of units per floor of building envelope and number of levels of parking is fairly well understood at this point. Changes to
those variables during plan refinement can be made by reducing the height of the conceptual building envelopes or by entirely eliminating one or more
conceptual building envelopes. These changes may occur from TAC or CAC comments as well as from financial and traffic analysis.

Discussion and Comment Questions
The draft alternatives will be refined during the next task,which includes comparative traffic and
financial analysis. Review comments from you as the Citizen Advisory Committee,review
comments from the Technical Advisory Committee and the results of that analysis will guide
refinement of the alternatives. Please provide your input for the following questions.
• What do you see in the alternatives that you like?
• What do you see in the alternatives that concerns you?
• What do you see in the alternatives that you are not sure about yet?
• Do you have any additional comments?
