Good Morning Randy& Erik,
The committee discussed demolitions at length last night, as this is an important issue to both
the character of existing neighborhoods and in delivering Missing Middle Housing projects to
market.
The discussion was centered on the goal of incentivizing conversions of existing housing stock
and on altering the definition of demolition, versus how the city can facilitate missing middle
housing (MMH). Although some existing housing stock may lend itself to conversion, this is a
patchwork approach that I fear will result in greater adverse impact to the character of existing
neighborhoods. I believe the committee would be well served to discuss incentivizing MMH
development through the waiver of the demolition tax for projects that meet the missing
middle housing definition.
Quite possibly this is a discussion for later when fee waivers hit the agenda,but I believe it
needs brought forward.
